the Process of Letting with Luna Move

First step : The Valuation

All of our market appraisals are free of charge to your client. We organise a date and time that suits all parties and even though we generally stick to the 9-6pm office hours, we offer flexibility out of these hours too! During this appointment we will inform your client of the legal and safety recommendations and costs entailed. We will discuss the services we offer and agree which would best suit their requirements.

Once your client is happy to go ahead, we will arrange for photographs, measurements and a ‘to let’ board to be erected.

On the Market!

The property is officially on the market! It will be showcased on Rightmove, onthemarket.com, the Luna Move website and across all our social media platforms! We will book viewings for mutually convenient times and we will accompany and provide you and your client with regular feedback.

Tenant? Found!

Good News! A tenant has been found and wishes to proceed with an application. The tenant will pay a holding deposit – this is the equivalent of a week’s rent and we can begin the referencing process. We use an independent specialist referencing company which can also offer other services such as rent guarantee polies where an applicant passes the criteria. Initial references for two adults including the right to rent checks are free to landlords when they choose Luna Move as their agent.

'Lets' proceed

Once the checks are back and the applicants have passed, we can proceed and confirm a mutually agreeable move in date. The tenancy will be drawn up setting out the terms of the contract and we will instruct any legal certificates to be carried out on your client’s behalf (at an agreed cost) prior to the move in date. The contents and condition of the property should be checked against an inventory at the point the tenants move in. It is important that this stage of the process is impartial and therefore we recommend an independent specialist inventory clerk carry this out. They will provide copies to all relevant parties prior to the move in date. We can arrange for this to be carried out on the client’s behalf (at and agreed cost). A copy of the tenancy agreement, relevant bank details and a request for the first months’ rent and deposit will be sent to the tenants in readiness for the move in date.

Move in day

A member of our team will meet the tenants at the property to confirm the contents of the inventory with them, confirm opening meter readings and hand over the keys (one full set per tenant). We will contact the utility providers and confirm meter readings along with the tenant’s details. The tenants deposit will be protected, and the relevant information will be sent to the tenants along with a handbook providing the tenant with information to assist them during their tenancy.

Tenant Find Service

This service is designed for landlords who wish to manage the tenants and the property directly after the tenancy has commenced.

Fully Managed Service

This service is designed to take all the hard work and stress away from your client. Luna Move will run the day to day management of the property on your client’s behalf including collecting the monthly rent, payments to the client and contractors, manage all maintenance – planned or emergencies, carry out regular inspections and provide feedback.
